The home was reroofed 2 years ago and is ground mounted with a permanent seismic foundation...it doesn't have the stepup feel of a normal manufactured home. The property is great! The grounds around the home have been meticulously maintained...it feels like a park. There is a new 2 car quonset style carport and a great porch style storage building that would make a neat playhouse or workshop. The home also has a new septic system. The well is a very respectable 10 gallons per minute with water incoming from 6 separate stratas. You couldn't ask for a better location...it's a quiet street with great neighbors that watch out for each other. Any downsides- Only a couple of minor ones. The property is located about 8 miles off of Hwy 180 so it is not as commute friendly...travel time to Fresno is about 40-45 minutes. The upside is that this is one of the nicest streets on the mountain. Also, the back half of the property is steeper with quite a few rock outcroppings...generally useable only for grazing. But, the lower portion of the property has plenty of useable ground...lots of room for parking and a nice area for a large shop or barn plus plenty of room for a garden and orchard. That's it for negatives...like I said this is a really nice property. The pictures don't do the property justice. You really need to come take a look. Even if it turns out not to be what you are looking for, I guarantee you won't be disappointed in the property. And you certainly won't find anything nearly as nice for the price.
